Anna Wintour and her high style-setting minions at Vogue will soon have a less snooty fashion neighbor.

Popular-priced retailer Express is close to a deal to take all of the former ESPN Zone space at the Durst Organization’s 4 Times Square, Condé Nast’s headquarters.

The mega-location overlooking Broadway and 42nd Street — the “Crossroads of the World” — has 45,000 square feet on four levels.

The floors overlooking the tourist-trampled corner were previously rented to the ESPN Zone theme restaurant, which moved out last March.

Although the Express deal is not complete and could still fall apart, sources said a lease just went out — meaning both sides have agreed to all the terms and are reviewing them and awaiting final corporate approval.

There was no word on rent, but it could be one of the most expensive store leases of all time.

Estimates have gone as high as $45 million a year, based on $1,000 per square-foot retail rents in the Times Square area. However, those figures usually apply only to ground-floor space.

Express’ target clientele are “fashion-forward” men and women ages 20-to-30, according to CEO Michael Weiss.

The company originated as a unit of Limited Brands, which sold off both Express and The Limited in 2007.

Representatives for Durst and Express could not be reached.
