Claremont Preparatory School has inked the largest lease in the downtown market this year, for a new middle and high school at 25 Broadway, also known as the Cunard Lines Building.

Students who pay $31,500 for the lower grades are already housed nearby in 125,000 feet at 41 Broad St., a former AIG building, and this deal will allow the school to expand enrollment.

The new 200,180 feet at the top of 25 Broadway will include a private entrance and elevator bank with the address of One Morris St. The entire 19th through 22nd floors will be renovated.

The building ownership, a Zev Wolfson company, was represented by the CB Richard Ellis team of Bruce Surrey, Gary Kamenetsky, Richard Levine and Steve Siegal. The space had an asking rent of $40 a foot.
