They’re breaking out the champagne — and 24-layer chocolate cake — at SL Green’s 1185 Sixth Ave. between West 46th and 47th streets.
A deal with Moroccanoil, a luxury and body-care company, broke the 90% leased mark at the tower, where 91.5 % of its 1.1 million square feet are now committed, up from 85% in January. The 10-year deal covers 39,799 square feet on the entire 33rd floor and part of the 32nd floor.
At the same time, Carnegie Diner & Cafe opened on the ground floor after a Con Ed delay. The cafe and sister eatery Delos, a Greek restaurant, take up the tower’s teeming 47th Street corner. Delos is due to open next month.

The 1185 Sixth tower is riding the Midtown leasing boom, including 180,000 square feet that were signed in 2024. Major tenants include Syska Hennessey, Industrial & Commercial Bank of China and Hartree Partners.
