ALTHOUGH she’s got a bank account bigger than most women -and men -Ivana Trump has something money can’t buy: long, sexy legs.

Now 52, the Czechoslovakian-born beauty has a body women half her age would envy. Maybe it was all that skiing. She’d been a member of the Czech ski team before she moved to Canada, met hotel tycoon Donald Trump and joined the ranks of influential female businesswomen.

Eleven years after her divorce from The Donald, the blonde, beehive-haired former model heads two companies -Ivana Inc. and Ivana Haute Couture and Co. -and has written three books. She’s also in terrific shape.

Her East 60s town house boasts a lap pool and a gym, complete with exercise machines, free weights and a “glorious skylight.” She converted the space from two small bedrooms and a closet.

“Almost everyone can create a mini-gym space somewhere in their home,” she says. “You really only need a large exercise mat, weights, resistance equipment, a bike or treadmill -and great determination! They’ll all fit back into the closet.”

Workout routine:

Ivana rides the bike or walks the treadmill every day, and does cardio and free weights three times a week. She loves skiing in the winter, swimming in the summer -and dancing year-round. “Dancing is a great exercise and energy booster.”

What motivates you?

“I have music to inspire me -from Vivaldi to P. Diddy -to rev up the engine. I work with a trainer, David Kirsch of Madison Square Gym, when I am in New York. And love is always a great motivator.”

Any tips for others?

“The most important thing about any workout is warming up and cooling down. You must get your muscles ready for exercise. I also don’t think you should focus on only one area, because the whole body needs to feel good. Isolate areas for workouts, and concentrate on an area each day, but make sure you get a good cardio workout to boost the metabolism and get your energy up.”

What do you eat?

“I’ve always loved plain, good, honest food from the garden. A little chicken, wonderful fish, gallons of water -and, thank heavens, I don’t like chocolate. I eat carefully each day, but never go on fad or crash diets. They are shoddy fixes.”

Favorite body part:

“I really like my legs -and so do my men friends! Because I skied and swam, and because I’m a little taller than the average woman [she’s 5-foot-9], my height is in my legs, and they look good in ski pants or short skirts. Or so I’ve been told!”

Least favorite body part:

“I don’t have a one. After all, it’s just fabulous to be alive.”

My secret weakness:

“Being a workaholic. Because I work globally, time gets screwed up. I start early, finish late and then enjoy a great social life. I love men, I love food, I love my kids, I love my Mom -in fact, I love life!”
