Barry Dry’s Hole in the Wall is opening its second spot next month at 15 Cliff St., a residential building in the Fulton/Seaport neighborhood. It will be the Australian-run coffee joint’s flagship cafe, and will also serve lunch and dinner. The 941-square-foot eatery has 45 seats, including 30 inside.

Dean Valentino and Mark Tergesen of ABS Partners Real Estate represented the landlord, Carmel Partners, while Daniel Birnbaum of Venture Capital Properties represented the tenant.
