But before you relocate to a tree-lined street where the neighbors are nosy and buses pick up kids for school on the corner, there are certain areas some might want to avoid — not because of a bad school system or crime, but because of how pricey they’ve become.

The ritzy area has seen two percent income changes year over year and the value of homes has increased nearly 10 percent to $1,673,358, as of April 2026.
To afford to live a comfortable life in Scarsdale, you (and most likely your partner) will need to be pulling in at least $600,000, as the average household income back in 2024 was $612,591 compared to $601,193 in 2023.
Coming in at No. 2 on the list by MoneyLion is further south at West University Place, Texas, where the average home is valued at $1,744,482, and the average income stands at around half a million.
Just eight miles east of Scarsdale, and only a 45-minute drive from Manhattan, is Rye, New York, which snagged the No. 3 spot on the list of the wealthiest suburbs.

Forget Los Angeles or San Francisco — Los Altos, California, holds down the fourth spot on the ranking, where the average household income in 2024 was $417,182, a $15,000 increase from the year before. The average value of a home in this suburb is $4,789,752.
