Property developer John Kean, whose clients have included Howard Stern and Wall Streeters like Richard Grasso, the ex-head of the New York Stock Exchange, is about to list a new $45 million mansion in Southampton, located at the corner of Old Town and Wickapogue roads. It’s part of a 10-home community on 55 acres.

Two homes have already sold, and two more will go on the market shortly.

This 11-bedroom spread comes with a guest cottage and a pool house. The main house includes a movie theater, two bowling alleys, a 1,500-bottle wine cellar and a gym. The roof includes a putting green that overlooks the ocean. There’s also a sunken tennis court, a zero-edge pool and a hot tub.
