Kenneth Aschendorf of APF Properties has purchased 163 Varick St. for roughly $65 million — and will, sources said, redevelop the small warehouse into a 100,000-square-foot Class A boutique office building with the new address of 60 Charlton St.
HOK will be the architect for the gut renovation and enlargement in which the building — currently just six stories — will be stripped down to the concrete and all the mechanicals replaced, sources said.
Darcy Stacom and Bill Shanahan of CBRE marketed the property — which, since a 2013 zoning change has become more of a 24/7 community — on behalf of Michael Aryeh of Heritage Realty.
The deal closed on Thursday, sources said.
Aschendorf and CBRE didn’t return requests for comment.
