Boerum Hill is seeing a flurry of residential development right now — and two new condos are getting ready for their debut.

The 31-unit 610 Warren, located at 610 Warren St., launches sales today, while The Nevins — a 73-unit property at 319 Schermerhorn St. — will list homes next month. The Post got an exclusive first look inside both.

Here’s what they have to offer.

THE HOMES

The Nevins: The Nevins, developed by Adam America and The Naveh Shuster Group, will house studios through three-bedrooms — among them full-floors and duplexes. Sizes begin around 500 square feet and surpass 1,600 square feet.

610 Warren: Homes at the Adam America-developed 610 Warren average over 1,150 square feet. Options range from one- through four-bedroom spreads with more layouts available, like townhouse-style duplexes with private patios and gardens, and duplex and triplex penthouses with private outdoor spaces.

THE LUXURIES

The Nevins: Residents will get a gym, children’s playroom, common lounge with kitchen, ground-floor terrace and a landscaped roof level terrace — both with lounge areas.

610 Warren: Slightly more equipped, this property’s lounge will have a pantry, screening area and billiards. Elsewhere there’s a pet spa, children’s playroom and a roof deck with grilling and lounge areas. Do you have an electric car? You can charge it in this project’s garage.

THE DESIGN

The Nevins: Isaac & Stern Architects handled the building’s textural porcelain-meets-glass exterior, while Andres Escobar — known for his work on The Jade Hotel — designed the interiors. Using light-tone materials, like white oak veneer and white-lacquered cabinets in the kitchens, the goal was to keep the units bright.

610 Warren: Isaac & Stern is also responsible for architecture at this mod-looking project, but Paris Forino — who’s lent her hand to the luxe 50 Clinton St. condo on the Lower East Side — adorned the building’s interiors. The project’s sophisticated extending all the way into the secondary bathrooms — where a boldly striped marble mosaic wall pattern continues onto the floor.

THE COST

The Nevins: Pricing at The Nevins begins at $550,000 for studios, $800,000 for one-bedrooms and $1.15 million for a two-bedroom — under the nabe’s $1.24 million April median condo list price, per StreetEasy.

610 Warren: This development has slightly pricier units, with one-bedrooms beginning at $950,000, two-beds at $1.29 million, three-bedrooms at $1.89 million and four-bedrooms at $2.75 million.

WHAT’S NEARBY?

The Nevins: This property is close to 10 subway lines — including the 2, 3 and 4 — as well as popular entertainment venues BAM and Barclays Center. Those looking for nearby greenspace take note: Fort Greene Park is half a mile away.

610 Warren: This project stands near the Barclays Center and its transit hub, but is also a skip to Park Slope and its buzzy restaurant scene.

A favorite among locals is al di la on Fifth Avenue, which serves up Northern Italian fare.

WHO’S IT FOR?

The Nevins & 610 Warren: Here’s one commonality: Both target a younger demographic who like the sound of anticipated 15-year 421-a tax abatements to help keep costs low.

ARE THEY WORTH IT?

Sure, 610 Warren is more expensive than The Nevins, but both provide an opportunity to live in a quaint, townhouse-heavy area for less money. There are currently seven townhouses on the market in Boerum Hill, StreetEasy shows, five of which ask over $3 million.
