If you and your crew or your BFFs want to divvy up a five-story Tribeca loft building with all the permits in place, Eric Michael Anton of HFF is selling one for just under $30 million.

“Rarely can you buy a building like this that is fully approved and you can get going right away on the construction,” said Anton. “This is a pretty building with super-high ceiling heights and big windows.”

The four full-floor residential units total 13,700 square feet, plus there is 3,972 square feet of retail — about half is now rented — and a 2,889-square-foot cellar. The penthouse has permits for a pool as well as a private 3,500-square-foot roof deck.

But be forewarned: One rent stabilized tenant also remains in place.
