Fashion designer Cynthia Rowley has just listed her West Village spread for $17.5 million.

The hip, surf-loving designer bought the 25-foot-wide townhouse at 16 Morton St. for $10.99 million in 2014 and has since renovated it.

It is currently divided into two units with a total of five bedrooms and four bathrooms. Listing photos show a reception area, a showroom and an office space.

Rowley has held at least one Fashion Week event at the house.

One of her boutiques is nearby, at 394 Bleecker St., inside a 19-foot-wide townhouse that she bought for $8.9 million in 2016. That was reportedly her fourth purchase in the neighborhood.

At 6,000 square feet, the three-story home comes with desirable features like a curb-cut garage and ceilings 18 to 22 feet high — plus additional air rights. Delivered vacant, the property could lend itself to residential purposes (conversion into a magnificent loft-like mansion), or commercial or institutional use.

And the newly listed townhouse isn’t far from her digs at 30 Perry St., where Rowley resides with hubby, Bill Powers, and their two kids.

The listing brokers for 16 Morton St. are Christopher Riccio and Matthew Pravda of Leslie J. Garfield.
