The rebranding and repositioning of 708 Third Ave. as 10 Grand Central seems to be paying off early for owner Marx Realty.

The tower landed 37,000 square feet of new leases shortly after we first reported its reorientation last July — which includes moving the entrance to East 44th Street and adding stylish amenities.

Now, sources said Marx has scored a lease for Dwayne “The Rock” Johnson’s Seven Bucks Productions, the multi-platform outfit for original film, TV and digital network content.

Although the space is just 7,000 square feet for a whole floor near the top of the wedding-cake tower, the deal reflects that the old days are gone at the 1931-vintage structure.
