In a big statement for Madison Avenue, elegant fashion designer Elie Saab has signed a lease for a 4,000-square- foot flagship at 860 Madison Ave. that will be his very first store in the US.

The Lebanese designer, found in luxury stores around the world, had been trolling Madison for over a year.

The duplex space with a basement was a former Juicy Couture and sits on the northwest corner of E. 70th Street, next door to Celine and across from Prada, Bottega Veneta and Tom Ford New York.

Eric Le Goff, Jim Downey and Greg Tannor of Cushman & Wakefield represented the retailer, while Brett Weinblatt of Solil Management, which is an arm of the Estate of Sol Goldman, represented the ownership in-house.

None of the parties were available to comment.

Market research found the asking rent to be $3.5 million, so it is likely the retailer paid less.
