Chris Simms — a former NFL quarterback and current NBC “Football Night in America” analyst, and son of former Giants quarterback Phil Simms — and his wife, Danielle, have sold their Greenwich, Conn., home at 12 Shore Road for $2.67 million, down from its $3.19 million asking price.

The five-bedroom waterfront home sits on 0.3 acres.

“They love the neighborhood and stayed local, but moved to a bigger place with room for horses,” a spy says.

The listing broker was Douglas Elliman’s Monica Webster.

Developer William Rainero is about to relist his landmarked, 1839 Georgian townhouse at 80 Washington Place for $31.5 million.

The former home of composer John Philip Sousa — as well as the home that Rainero grew up in — most recently asked $25.95 million in 2014.

There are four kitchens — from the roof to the chef’s kitchen to a garden kitchen and a catering kitchen.

Rainero also added a 10-seat screening room and a 700-bottle wine cellar designed by Silvano Marchetto, of the former Da Silvano’s.

The listing brokers are Christopher Riccio and Matt Pravda, of Leslie J. Garfield.
