The executive search firm Green Key Resources is leasing 18,303 square feet at 136 Madison Ave.

Located on the west side of the avenue between East 31st and 32nd streets, the building is just one block east of its current home at 475 Park Ave. South.

Evan Margolin and Caroline Kingsbery of Savills Studley represented the tenant in the 10-year deal. The floors were previously occupied by Triumph Learning and were demolished so the building ownership, consisting of the Roos, Cohen and Carmel families, could construct a turnkey build-out to the tenant’s specifications.

The families were repped in house by Mac Roos, his dad, Andrew Roos, and Michael Cohen of Colliers. The asking rent at the Art Deco building was $60 per square foot.

“We are building a large legal roof terrace as an amenity for all the tenants,” added the elder Roos. “Tenants like to have that outdoor space.”

The building is located between Bryant Park and Madison Square Park in the NoMad area.
