Gwyneth Paltrow and Chris Martin are struggling to sell their Tribeca home at the River Lofts, even after the Goop founder featured the hotel-style apartment on her lifestyle website.

The Roman & Williams-designed three-bedroom flat at 416 Washington St. is now asking $12.85 million, down from its original $14.25 million price tag.

The exes may get a helping hand from their foodie neighbor, restaurateur Reika Yo Alexander (whose EN Japanese Brasserie is frequented by George Clooney, Martha Stewart and Karl Lagerfeld).

Alexander is selling her 1,900-square-foot place directly below (listed by Michael Bolla of Luxury Lofts & Homes International) — and the combined apartments could make a killer duplex.

416 Washington is a restored 19th-century cast-iron building that boasts its own gym, doorman service and elevator access to the parking garage.
