The bigger of two penthouses at Ian Schrager’s 160 Leroy is now under contract for the sale price of $51 million following a bidding war.
If the deal closes, this property will become the most expensive residence ever sold in downtown Manhattan. It will eke out a victory over the current record-holder: a penthouse at Walker Tower in Chelsea purchased for $50.9 million in 2014 by Middle Eastern businessman Khadem al-Qubaisi.
160 Leroy’s 7,750-square-foot, five-bedroom, five-bathroom north penthouse has 12½-foot ceilings, three woodburning fireplaces, a private elevator — and a massive 5,140-square-foot terrace with its own private pool and outdoor kitchen.

Hotelier/developer Schrager broke up a full-floor, $80 million penthouse into two units: a larger northern unit, discussed here, and a (slightly) smaller southern one, which is in contract after last asking $31.5 million.
Closings are slated for the first quarter of 2018.
