Some hungry buyer could be top chef David Bouley’s new Tribeca neighbor.

A three-bedroom, three-bathroom, 2,175-square-foot home at 161 Duane St., where he owns a condo, has returned to market for $4.45 million, down from its original $5.1 million asking price last year.

It’s located two floors below Bouley’s, which he listed last January for $5.5 million and took off the market in May.

The newly listed unit comes with a private landing and opens to a loft-like great room with views of Duane Park.

There’s also an open kitchen and a large entertaining space.

The listing broker is Sotheby’s Randall Gianopulos.
