There was talk the other day that Manhattan landlords might be getting a bit of their swagger back, but the opening of Chelsea’s new Ohm rental building makes us wonder if that prediction might be a bit premature.

According to The Real Estate Group New York’s January rental report, the average rent for a doorman studio in Chelsea is $2,561. Studios at Ohm, which features all the usual luxury amenities (concierge, game room, roof deck, gym), start at $1,850. That’s more than $700 less than the area average, which seems rather large even granting the fact that the building (at 312 11th Ave.) sits pretty far afield from prime Chelsea. And Ohm, like many new rental buildings, is throwing in a month of free rent.

So, is it just an outlier, or a sign of things to come?
