This home’s scenic views are so epic, it is arguably both house and observation deck.

Perched on a promontory at the coastal edge of California, the property offers a sweeping vision of the vast seascape just beyond the Pacific Coast Highway.

Built in 1978, the mountainside escape freshly listed this week with Douglas Elliman agent Garrett Stafford.

It’s seeking $7.98 million.

“It is absolutely breathtaking to stand on the balcony and take in the stunning views of the mountains, ocean and sky all around you,” Stafford told The Post of the four-bedroom, four-bathroom compound’s unobstructed views of Malibu and the Channel Islands, Carbon Canyon and Catalina beyond.

The 12-plus acres of land included in the sale are also nice, he noted, “but what really sets this property apart is the little things — the sight of hummingbirds flying around, the scent of the ocean breeze, the clean air.”

It was also the main set location in 2013’s Paul Schrader-directed, Bret Easton Ellis-written film “The Canyons,” the story of LA trust fund brat Christian’s (played by porn star James Deen) crazed behavior after he learns that Tara (Lindsay Lohan) is having a secret affair.

Media has also taken note: The property has graced the cover of Vogue magazine as well as “numerous commercials and print ads,” according to the listing

In addition to the main house, the property — located on the poetically-named Lamplighter Lane — also has a pool, a pool house and the adjacent lot, 2620 Coal Canyon, composing 8 of the total 12 acres.

There’s a winding white staircase leading down to the pool, plenty of outdoor lounging areas and a detached studio that was formally a chicken coop.

Owning the neighboring parcel, the listing points out, ensures that no one can build a view-obstructing property on it.

As well, access to the private road leading up to the property is included in the purchase (a $112,000 value).

In terms of indoor space, there are 3,092 square feet.

Between two garage spaces, covered parking, a carport and multiple uncovered spaces, there’s room for 17 vehicles.
