Anyone eyeing Mariah Carey’s down-south digs is in luck: The 52-year-old songbird’s Georgia estate is now available for less of a price. 

Carey’s 12,575-square-foot home in Atlanta’s affluent Buckhead area first listed in September to the tune of $6.5 million, a price since slashed to $5.99 million. Mansion Global first reported the $500,000-plus reduction, which was made last week. 

If Carey can get her new ask, she’ll still be making slightly more than the $5.65 million she paid for the property when she purchased it through a trust last November, according to the outlet. 

The nine-bedroom spread was Carey’s shelter for much of the pandemic, and she’s now offloading it as she heads back to New York, from which she hails originally. The sale is unrelated to a July burglar at the residence, The Post previously reported.

The home brags both modern amenities and classic southern charm. 

“Where can you find a home that has a gated entry, hilltop setting and acreage but still manages to be very welcoming and warm? This is a happy place with space and big rooms, but it flows well and offers just the right balance,” listing agent Shana Bradley of Christie’s International Real Estate affiliate Ansley Real Estate told The Post in September.

Of the recent reduction, she noted “It’s common in this market (and price point) to see a price reduction before a home sells. I am confident that we are at an ideal price for such a beautiful home on over 4 acres of land in the best location in Atlanta.”

What’s more, the Davis Drive compound boasts a “charming series of gardens,” a heated pool, a pool house, an entertainment pavilion, a three-car garage and tennis courts, according to the listing. A central “dream kitchen” features a marble-topped center island and custom cabinetry reaching to the ceiling — while the main living area has backyard access, and the primary suite has a dressing room, a fireplace, an ensuite bath and a walk-in closet.  

Other indoor highlights include a mirrored workout room, a home theater, a guest suite with a living room and a small recording booth built by Carey herself.
