There’s a new beach house rising in South Beach — a 6,000-square-foot oceanfront home with a private rooftop pool.

The two-story residence is about to list for $37.5 million, and “is believed to be the only new private house directly on Miami Beach, and that makes it truly one-of-a-kind,” said Alex Witkoff, co-CEO of Witkoff, the developer.

The home’s interiors will be nautically themed, with curves reminiscent of waves, and mahogany and metalwork details inspired by “great yachts,” a spokesperson said, adding that the home can be customized.

The entrance will be on 20th Street off Collins Avenue.

It’s part of Miami Beach’s 3-acre Shore Club, now part of Auberge Resorts with 49 new units designed by Robert A.M. Stern, and developed by Witkoff and Monroe Capital — with sales led by Douglas Elliman’s Fredrik Eklund, Norma-Jean Callahan, Bill Hernandez and Bryan Sereny.

Prices currently range from $6 million to $40 million, with penthouses not yet on the market, and sizes range from 2,000 square feet to 10,500 square feet.

While 44 of the units will be in a 200-foot-tall, 18-story new tower slated for a 2026 completion, four will be in a separate home known as Cromwell House, originally built in 1939 and fully renovated by Stern. The final, and seemingly most private unit, will be this stand-alone beach house.

More than half of the units have sold in three months, totaling “nearly $500 million” in sales, the spokesperson added.

The billionaire-bound stretch of beach includes the Setai, Faena, Edition and the upcoming Aman Miami.
