A one-bedroom, two-bathroom oceanfront “Point of View” co-op at Gurney’s Residences has sold for $2.2 million — down slightly from its $2.3 million asking price.

It was one of the units Lady Gaga toured last year.

The 737-square-foot residence, which is part of the larger Gurney’s resort, comes with a 415-square-foot deck.

Six remaining units on the market range from a one-bathroom, two-bedroom unit asking $2.4 million to a four-bedroom, 4½-bathroom unit asking $6.5 million.

Although Montauk, like Miami, was essentially developed by Carl Fisher, Miami-style oceanfront units are still rare in Montauk, which Fisher envisioned as the Miami Beach of the north.

Enter Gurney’s Residences, where converted hotel rooms are appealing to buyers who can’t commit to $10 million beach homes, but do want oceanfront living with resort amenities.

The added benefit is that they can put their units into the hotel’s rental pool to generate extra income, says George Filopoulos, the managing partner and president of Gurney’s.

Resident amenities include access to Gurney’s spa, indoor and outdoor pools and its weekend wellness program, which includes classes like HigherDOSE, a novel mix of healing light therapy, infrared sauna and house music, as well as access to restaurants Scarpetta Beach and Tillie’s, along with housekeeping services that will stock your fridge and arrange for private clambakes.
