While no one bid on a condo at 6 Cortlandt Alley in Tribeca that was up for auction last fall with a minimum reserve of $4.75 million, a bidding war over the same unit heated up weeks later.

The full-floor apartment — in a former corset factory that dates to 1852 on a tiny street downtown — closed last month for $5.22 million, according to city property records.

Another unit there, last asking $5.45 million, also went into contract last month.

A third unit, the last non-penthouse unit remaining in the building, is still on the market. It’s asking $5.89 million, said listing broker Misha Haghani, head of Paramount Realty USA. “The formerly sleepy area has really come to life with new museums, restaurants and an art gallery opening in the coming year,” he says.

The street now boasts restaurant Au Cheval and the Andrew Kreps Gallery.
