Amid the flurry of residential developments hitting the market this fall, the six-unit 40 E. 72nd St. condo launches sales this week with three posh pads priced from $11.4 million, The Post can reveal.

It’s not often that new development comes to this prime strip of the Upper East Side. Located between Madison and Park avenues, everything beyond the landmarked facade of this 1928 building is brand-spankin’ new. The design and development team includes Barry Rice Architects, French interior designer Jacques Grange and IMI Construction, with Nikki Field, Patricia Wheatley and Nicole Kotovos of Sotheby’s International Realty leading sales.

Units here previously listed last year with a different brokerage, but now the property boasts new designs, a new construction company and slightly lower asking prices, to boot.

All units will span full floors, and those available this week will pack quite a punch.

A three-bedroom apartment on the second floor — spanning 3,131 square feet and asking $11.4 million — will have four bathrooms, ceilings over 10 feet high, a woodburning fireplace and two balconies.
A 3,132-square-foot three-bedroom on the fifth floor, asking $12.15 million, will also come with four bathrooms and a woodburning fireplace, plus three balconies.

Meanwhile, the duplex maisonette will ask $12.3 million. This two-bedroom, 3½-bathroom spread has 3,402 square feet on the inside, plus 1,283 square feet outside between a garden and terrace.

Completion and move-ins are slated for the first quarter of 2016.
