One of the most lovely — and most Instagrammable — abodes in Manhattan has hit the market with a far from quaint price tag.
Known as the “Little House,” the Flemish-inspired carriage house has become one of Gramercy’s most iconic buildings in recent decades, its charming single-story facade in increasing contrast with the surrounding buildings and borough at large.
“I’m guilty of taking photos of this building itself before it became one of our listings. It’s so unique it’s impossible to not pay attention to it,” said salesperson Jordyn Braff, who shares the $7 million listing with fellow Douglas Elliman agent Eleonora Srugo.

The pair also share the listing for ousted WeWork founder Adam Neumann’s penthouse, which has the exact same 78 Irving Place address as the Little House, but is located atop the condo building next door.
How could this be? In 2017, the Little House was converted to be part of the condo building, giving up its original 124 E. 19th St. address to become a unit of 78 Irving Place.
(The current owner, shielded behind an LLC, purchased the property for just over $5.15 million that same year.)
Now, Little House residents can enjoy direct access to the adjacent building, inside of which some of its rooms are located, and share the seven-story building’s amenities — which include additional storage and a doorman.

Listing photos inside the Little House reveal a shocking amount of space — 2,423 square feet in all — spread between the original, 1920-built structure and the condo next door. It isn’t clear how much of the total is in one end and the other.
The Little House portion of the residence is currently an open-plan kitchen, dining and living area that connects to the rest of the unit, in the condo building, through a skylighted hall. There’s also a lower level, partially in both buildings, with a media room, a third bedroom and a powder room.
Highlights also include the kitchen’s vaulted 20-foot ceilings, the living room’s working fireplace, and the chevron floors and exposed brick throughout.
The home can be entered through the condo or through a gate on the right-hand side of the Little House. Adding more charm to the structure, what appears to be the main entrance is actually a fake door.
