The North Fork of Long Island is a magnet for food enthusiasts, hopping over for a rustic respite from the city.

But for those green thumbs ready to upgrade from weekender status, purchasing a working farm or vineyard is the only way to go.

Corcoran’s top North Fork agent, Sheri Winter Clarry, recently closed a deal on Big E Farm, a 200-acre Jamesport property that includes Martha Clara Vineyards. The farm boasts 17 buildings, including nine barns, three cottages and an 8,000-square-foot manor house.

In April, the Rivero-González family, one of Mexico’s most renowned wine producers, paid $15 million for the agricultural estate — making it the second priciest sale in North Fork history.

But other grand opportunities to play gentleman farmer remain on the market. Most prominent is a 147.5-acre waterfront estate in Cutchogue at 4455 Oregon Road. The farm, vineyard and residence are available for $19.5 million, a price that would tie the real estate sales record on the North Fork.

Built in 1982, the three-bedroom, 2,200-square-foot residence is set on a bluff overlooking the Long Island Sound. It’s outfitted with a fireplace, a pool and a large master suite.

But the surrounding grounds — including extensive leased farmland (which produces vegetables and a modest income) and a 26-acre vineyard (which grows six grape varietals, including Merlot, Chardonnay and Pinot Noir) — are what really sweeten the deal.

“It’s extremely rare. It has nearly 1,400 feet of waterfront, the largest in the North Fork,” says Marianne Collins of Brown Harris Stevens, who’s marketing the property. “Interest in this type of estate has really grown in the last year or so. We’ve seen some significant sales.”

Another 5 miles down shore, near Jockey’s Creek, an elegant horse farm on 10 acres is asking just $1.5 million with Douglas Elliman. The property, at 1375 Ackerly Pond Lane in Southold, boasts two barns with eight stalls, a fully irrigated 100-by-200-foot riding arena, paddocks, two tack rooms and a wash stall.

And if all that’s not enough for your inner equestrian, the property is large enough to add a 14-stall barn and indoor riding area for the colder months.

The residence itself is a rustic, wood-paneled, four-bedroom, three-bathroom cottage oozing country charm.
