A professional photographer claims her neighbors have turned her five-story West 28th Street apartment building into party central — converting three of the five floor-through units into an NYU frat house, a bed-and-breakfast and a theater, according to a new lawsuit.

Jill Greenberg has her home and studio on the top floor of the co-op at 253 W. 28th St., and claims one owner rents his unit out to tourists, according to the Manhattan civil lawsuit.

The fourth-floor apartment is home to NYU’s Sigma Phi Epsilon fraternity. Meanwhile an “illegal theater business” operates out of Unit 1, she claims.
