A Greenwich Village restaurant owner who threatened his building manager with pliers, a hammer, a fake gun, and even sexual assault by a large Eastern European chef — all to get out of paying rent — was sentenced yesterday to 15 years in prison.

“If you don’t sign this document, the chef is going to f- – – you in the a- – and it will change your life forever,” Vasileios Giamagas warned in early 2008.

The victim, Niroo Yavari, 48, told a jury that Giamagas, a 36-year-old illegal from Greece, repeatedly threatened him and his family.

After Yavari called cops and agreed to wear a wire, Giamagas and two cohorts were busted.
